The impact of the Covid-19 vaccine  

 

The rollout of the Covid-19 vaccination programme has sparked hope into the hearts of people across the country, allowing us to look ahead to a future where we can return to some semblance of a normal lifestyle again.  

The prospect of the vaccine rollout has likewise inspired confidence in the property market and wider economy. Buyers will become even more motivated to move as the year goes on and the outlook becomes even more optimistic.

Record demand for housing  

 

2020 saw an unprecedent demand for people moving home, leading to a record number of house sales, and this is set to remain the same in 2021. Home buyers have reassessed the priorities for their home over the course of successive lockdowns, spending more time at home than ever before.  

This time for reflection has prompted buyers to search for a home that fully meets their needs – with capacity for home working, a more rural setting where you can get so much more for your money  and ample outdoor space topping the list of priorities.

Attractive mortgage rates 

 

With the Bank of England base interest rate unlikely to increase any time soon, this will have a positive impact on mortgages, with rates expected to stay down for at least the first half of 2021. This makes it an attractive time to purchase property. 

Further, banks are also gaining confidence to lend again as the prospect of normality returns, which will help increase the availability of mortgage approvals.

Urban village living 

 

One theme which looks set to continue throughout 2021 is the demand for the ‘urban village’ lifestyle, which combines the benefits of countryside living with the convenience of having larger communities nearby.
